• Access: Always grant inspectors access to your property; refusal can lead to penalties. Inspectors carry official photo identification.

Potential Consequences

• Immediate Suspension: Significant discrepancies or illegalities can result in the immediate suspension of your rental activities, as per Article 23 of Ley 8/2012.
• Rectification Period: For minor issues, you have 10 days to address and rectify them.

Preparation Steps

1. Review Anexo 3: Obtain the Anexo 3 submitted with your DRIAT. Ensure your property’s features match this document, which lists essential requirements and awarded points for facilities.
2. Property Standards: Maintain hotel-like comfort with quality furniture and equipment in perfect working order. Prioritize excellent maintenance and cleanliness to meet Mallorca’s quality tourism standards.

Key Requirements

• Tourist License Plaque: Display the official plaque with your license number near the front door. The commercial name should also be clearly visible on a separate sign. – Please click here to purchase from us.
• Information Book: Provide a property information book in at least three languages, including a 24-hour emergency number, appliance instructions, and locations of utility shut-off points.
• Fire Safety: Install a general-use fire extinguisher. Properties over 100m² require an additional 2kg CO2 extinguisher, typically placed below the electrical panel.
• First Aid and Emergency Supplies: Supply a first aid kit, emergency torch, and/or candles.
• Recycling Bins: Provide at least four recycling bins corresponding to the Balearic Islands’ system: paper, glass, plastics, and general waste or organic, depending on local guidelines.
• Wardrobe Hangers: Equip each wardrobe with a minimum of 15 non-metal hangers (wooden or plastic).
• Bathroom Standards: Ensure taps and showerheads are free from limescale. Provide a bin with a lid in each bathroom, a full-length mirror in a bedroom or hallway, and mattress and pillow protectors. Supply quality linens and towels.
• Private Areas: Label any locked rooms or cupboards with a “PRIVATE” sign; inspectors may request access.
• Complaint Forms: Make official complaint forms (hojas de quejas y reclamaciones) readily available, with instructions displayed in Catalan, Spanish, French, English, and German.

Advertising Compliance

Inspectors may review your property’s online advertisements to verify:

• Occupancy Limits: Ensure the number of guests does not exceed the licensed capacity.
• License Display: Clearly display the correct commercial name and tourist license number in all listings.
